New buildings have soared in price — which cities have become leaders.


At the beginning of summer 2025, there is a revival in the real estate market in Ukraine. Most cities have recorded an increase in housing prices, even in conflict zones there are more construction works, and housing accessibility is beginning to improve. The situation regarding the ratio of prices to residents' incomes has become more favorable.
According to LUN, in the first half of 2025, all apartments in 89 residential complexes were sold, although sales were announced in 107 new complexes.
Experts note that buyers are very careful in choosing housing, while developers are actively launching new projects, expanding the market supply.
Price changes in regions
In most regions of Ukraine, prices for new buildings increased in the second quarter of 2025, especially in regional centers. Some cities showed a significant rise in prices, such as Odesa (+14%), Mykolaiv (+14%), and Zhytomyr (+11%). On the other hand, in some regions there is a price decrease, for example in Kropyvnytskyi, Zaporizhzhia, Dnipro, and Uzhhorod.
The decrease in demand and the relocation of investments to safer regions have affected this situation, LUN reports.
The Ukrainian new buildings market during the pandemic shows positive trends: an increase in housing prices, heightened construction activity, and improved housing accessibility for the population.
